Remove Web Immunity Boots

So, there's been a significant amount of loot nerfing going on, especially for +1ac items, but I don't know if the Spider Step Boots have escaped this yet.

I consider those items very overpowered for a few reasons:
Web is a Level 2, non mind-affecting spell, which means it cannot be beaten by a simple blur, clarity or PfX potion or spell. It also uses reflex saves, and even a failed save will slow you down. This makes it very useful for escaping, say Clerics. It is also very commonly used on quests by certain casters. Getting immunity off a simple set of no-penalty boots feels cheap.

The only other spell immunity boots I've seen are for l1 spells only, and are class restricted to Ranger.

There are few better boots than these (+1 reflex) and Web immunity), so you're not sacrificing the chance of some good boots to get Web immunity.

The Web immunity armor is fine, as it's only going to be worn by high DEX PCs with good reflex saves anyway, so the effect is less pronounced, plus there are better general armors.

My suggestion would be to keep the +1 reflex saves, but to replace the Web immunity with maybe +3 Poison Saves or +1AC vs Vermin. Still powerful boots, but not overly so.

....That doesn't make much sense.
Druid's a class, balanced as such Druid gets immunity to grease, web and entangle.
Pally gets immunity to disease and fear.
These let any character ignore the one of the only "stun" spells that's going to get past the usual set of buffs and be a nuisance. The others being Stinking Cloud and Cloud of Bewilderment. I mean, if you had dropping Cloud of Bewilderment immunity gear (and I've seen it, but only as DM loot) it would make Gnolls and Sewer goblins far easier.

Slapping disease or fear immunity on a set of any-class boots would be pretty damn strong too. I'm not saying These Boots Will Make You Pwn All, just that they are very very useful with no drawbacks, and I can't actually think of any better boots for a class that's not a druid, ranger or stealther.

Of course this may all be moot anyway, and I can't find the quest I heard they dropped on anymore since the bog areas remake.

I've never had a PC use Web on me in three years; also those boots don't seem to work half the time for me. Not to mention your initial argument "They make it easy to run away from clerics." - what about Expeditious Retreat potions, are those overpowered too? Casting web, hoping they fail their save, then running away just seems clumsy to me. Just because they're the best boots you can think off at the moment does not mean they need to be nerfed. I think that is odd logic - Greatswords are the best 2-handed weapon I can think of, please make them weaker.

Also, on quests where web is used (I haven't been on one yet on EfU:A) it will likely only be used to slow down the approach of the party while monsters pelt them with arrows or spells. Since not everyone will end up with those boots I think letting them rush ahead and get hit by all those arrows or spells seems fine to me.

Also comparing Web immunity to immunity to fear or immunity to web+grease+entangle is entirely unfair; it is like comparing, say, a kobold level 3 rogue to a level 10 dwarven fighter.
